Our Why
Sarah Miller and Tash Hibberd, together with the Mortgage Effect team love to help busy people to buy their dream home or embark on the sometimes complex journey to invest in property.
We’ve been doing it for over ten years!
We do this because we understand that lending is a specialist field that requires considerable time to confidently navigate; time that you might better spend doing the things you love!
Mortgage Effect is a small service business which has been built and sustained because of the trust and loyalty of our clients. We spend all of our resources and attention to provide our clients with well thought out recommendations and solutions at no cost. We do this in good faith that clients are happy to utilise our service.

Why Choose Us
We love property! We love the property market, the thrill of buying, the security of having something to own. We know how exciting it is to hang a picture on the wall and know that ‘it’s my wall’.
We also know that buying good property will pave the way for strong financial success.
We’re home owners as well as investors ourselves with portfolios in residential and commercial property and within our Self Managed Super Funds. We walk the walk!
Background in Financial Advice…
Both Sarah Miller and Tash Hibberd are both fully trained as Financial Advisers. We prefer to work as Mortgage Brokers rather than Advisers but we keep current and training in both industries.
This means that when we’re structuring your mortgage we’re thinking about the lending holistically; how it will impact your taxation, your cashflow and your retirement and how are you going to protect it from possible risks?

Today's Rates
We wish we could tell you that it’s all about the interest the rate, but it just isn’t. The lenders’ policy is the most important consideration; that is who will lend to you and will they like the property you buy?

Buying a Property
Most people don’t buy property often. You will likely be in the market once every five years – unless you’re say, an aggressive investor. We help you to navigate through the confusion and support you to ensure a smooth transaction.

Diverse Loan Options
Once we understand your objectives we can identify your needs. From here we’ll make sure you know all the factors to consider and then we’ll provide you with lender options for how to proceed. Of course, we’ll tell you which we prefer and why that is; we want to make this easy for you.

End to end Service
If you’re happy to work with us, we’ll commit the required 20+ hours to apply for and settle your loan – and everything in between. There won’t be much heavy lifting for you.

Communication is Key
No one every complained about being over-communicated to. We will keep you regularly updated as to how your file is progressing and if there is anything we need you to do. We’ll keep the other members of your ‘property purchase team’ (conveyancer, inspector, agent, advocate etc) in the loop too so that we can all get on with our job to serve you best.

What Our Clients Think

Reach Out
We’re here to help!
Our service to you comes at no cost, however that doesn’t make us free – the banks budget for broker introductions, the same way they do for say, their advertising; they might not get any return on their random billboards. Instead they pay us for each loan we introduce, so it’s a win-win-win – which is just the way we like doing business.
